Homes Sold & Homes for Sale in Seaside – May & June

Seaside had a bit of a slow month in June especially compared to the homes sold in May.  There was only one home sold in June -that being a three bedroom, three bath, 1554 sf home for $2.2 million.  May was a very good month for Seaside sales with four homes closing during the month.  They ranged from a three bedroom, two bath, 1500 sf home for $1.3 million to a four bedroom, four and a half bath, 2680 sf home at $3.3 million.

As of the first of July there were 33 homes for sale in Seaside.  These range from a two bedroom, two bath, 1100 sf home priced at $1.25 million to a three bedroom, three and a half bath, 2263 sf home offered at $4.95 million – hey I know it doesn’t seem very big, but it’s Seaside and it’s gulf front.  This home also offers a wood burning stove for the few weeks a year when it’s needed.

We think one of the coolest homes for sale in Seaside happens to be the second most pricey in the current homes for sale lineup.  It comes in at $4.75 million.  First the bad news, it’s only 1925 sf with three bedrooms and two and a half baths.  Now the sensational news, it’s directly on the gulf with a 50′ x 117′ lot.  Maybe that’s a normal lot (or even small) everywhere else, but in Seaside it’s huge.  And the better news is that there is an 89′ x 20′ parcel to the north that is dedicated to parking (pergola) and better still there is 137′ to the west that is deed restricted for no construction – giving a beautiful, long unobstructed view towards the sunset

Note the home described in the above paragraph is now under contract with contingencies.  It was barely on the market for a month, which bears out our thoughts on the property.

Homes Sold & Homes For Sale in Destiny – June

Destiny had a pretty normal month of sales in June as compared to monthly sales over the past couple of years.  Three homes were sold in June to include a three bedroom, two bath, 1800 sf home for $499,000.  Another home was listed as a Divorce Sale – it was a five bedroom, six bath (four full and two half baths), 3855 sf home for $1,075,000.

At the beginning of July there were 48 homes for sale in Destiny and 24 homes for sale in Destiny by the Sea.  They ranged from a three bedroom, two bath, 1850 sf home listed at $499,500 in Destiny to a seven bedroom, six and a half bath, 5696 sf home with an asking price of $6.5 million.  This home is on a 60′ lot in Destin’s most prestigious gulf front subdivision for single family homes in Destiny by the Sea.  If you don’t feel like trekking up three flights of stairs, take the elevator.  

Destiny and Destiny by the Sea continue to be the best locale for sales of upscale single family homes in the Destin as it relates to number of homes sold according to our MLS.  With 72 homes for sale there are some good buys to be had, but it is worth noting that the number of homes for sale in Destiny is down from one year ago as there were close to 100 homes available at that time.  

Brennans outsideAnother thing that has recently made Destiny an even more desirable place to live is the opening of Royal B’s Restaurant at the north entrance to Destiny and fronting Hwy 98 (there is an entry without having to get on Hwy 98 coming from Destiny). 

The restaurant is owned by the famed Brennan family of New Orleans which includes such landmark restaurants as Brennan’s and Commander’s Palace.

Condos Sold & For Sale Grand Dunes in Miramar Beach – June

Grand Dunes SoldGrand Dunes had a good month of June with five condos sold.  (Click on the graph to enlarge – backspace to return to article). 

They ranged in price from $975K for a North Tower Unit (a 3/3 unit that our firm/Vicki had listed) to a $2.3 million 4/4 unit on the 17th floor in the South Tower.  May also produced three sales ranging from a $1.334 million 3/3 unit in the South Tower to a 4/4 unit in the South Tower for $2.3 million.

Grand Dunes Active JulyGrand Dunes continues to be one of the more active condo communities on the Emerald Coast.  The fifty foot height restriction imposed by Walton County many years ago assured that Grand Dunes would be the last high rise condo in Walton County (unless another project is grandfathered in that we are unaware of). 

In fact the county tried to make Grand Dunes old development order null and void resulting in a very long and protracted lawsuit that Grand Dunes eventually won.  It also has the advantage of being so new that all the features currently expected in a new property are included, while some of the older condos are periodically trying to upgrade and retrofit with their exterior while individual owners are periodically upgrading to come in line with current looks.  This is currently Vicki’s favorite condo complex, and it is one of our favorite condo developments in South Walton and particularly in the Sandestin area.
