Things were quiet in September for this St. Joe project, as only one home sold in Watercolor. The home is 2265 square feet with four bedrooms, four bathrooms and sold for $930,000. The home is located on Sandy Creek in Watercolor Phase III.
At the first of October there are 147 homes for sale in Watercolor. The price points vary from a four bedroom, four and a half bath 2190 square foot home listed at $739,000 to a four bedroom, four and a half bath 2538 square foot home that is gulf front listed at $4.995 million.

It looks like as if there are quite a bit of homes still available in Watercolor. How are the homes in there selling?
I have a good friend here in Blue Ridge, GA. who had several homes for sale within Watercolor. I am not sure if he has sold any of his or not.
Do you see the market starting to turn upward down there yet? So many of our Buyers up here in the North Georgia Mountains are telling us they are not able to buy until they get some property sold down in Florida. I know you guys have had a rough go lately, I was just curious if you are still feeling it in the pan handle.

Hey Chad,
Good luck on your site. As you noted, things are moving very slowly here. And as stated in this post there was only one home sold in Watercolor last month with almost 150 on the market. At that rate, we have 12 years of inventory in Watercolor - not good.
Things have heated up in the last couple days as St. Joe has layed off 75% of their work force and stated that they plan to get rid of 1200 lots and 200 homes. They have about that number in their products here, so we’re hoping that they don’t dump their properties in places like Watercolor and Wateround - it would have a horrible affect for the market and your friend.
The one positive is that this is their most glamorous spot down here of all their holdings, so hopefully they won’t throw out the baby with the bathwater.
